Purpose
The Maintenance Manager plans, prioritizes, trains, supervises and reviews the work of staff responsible for performing maintenance services inclusive of the full range of custodial duties related to the exterior care, maintenance, and cleaning of buildings and facilities as well as waterpark maintenance.
A primary role of this position is to supervise and perform maintenance and repair work on swimming pool facilities and related mechanical equipment, including electrical, pump and filtration, and plumbing systems. Additionally, the Maintenance Manager supervises the maintenance of chemical balances and the related chemical testing and injection systems.
Principal Duties and Responsibilities

- Is familiar with all aspects of the properties systems, including electrical and plumbing
- FollowsCapital Vacations’SOP concerning licensing and service agreements
- Coordinates work with outside vendors to have the least interference with the guest experience
- Supervises and maintains the upkeep of the property
- Serves as the main source of contact for inspection agencies including Fire Safety, Water Safety, and Employee Safety
- Maintains an organized work area
- Participates in the weekend MOD program
- Completes monthly inventories and sets par levels with Resort Manager’s approval
- Supervises and performs maintenance and repair work on swimming pool facilities and related mechanical equipment, including electrical, pump and filtration, and plumbing systems
- Supervises maintenance of chemical balances and the related chemical testing and injection systems
- Supervises and assigns the work of maintenance employees
- Inspects work for completeness
- Provides direction and assignments to employees and maintains property management data book
- Determines material, equipment, and supplies necessary to complete tasks
- Orders all supplies promptly to complete projects
- Assigns all painting, electrical and plumbing issues, waste management and landscaping duties to employees to complete with all units
- Performs a variety of skilled work in the maintenance, repair, and upkeep of resort buildings and units, including carpentry, plumbing, filter maintenance, and light fixture maintenance
- Performs general repairs as needed, such as painting, patching walls, security hardware, and landscaping
- Maintains swimming pool during the summer season
- Coordinates or installs, inspects, repairs and maintains the electrical, plumbing, mechanical and other related systems
- Coordinates or inspects, operates and maintains the heating, cooling and ventilation systems
- Coordinates and inspects major contract work on the electrical, plumbing, mechanical and other related systems
- Performs all other duties as assigned

Job Requirements
Education, Essential Training / Certifications, and Experience:
- Associate’s or bachelor’s degree in facilities/property management
- Experience in a manager-level resort maintenance role
- One (1) to two (2)years of experience in building and facilities maintenance
- Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO) certification
- HVAC certification
- OSHA certification
- Hazardous material handling training within six (6) months of hire date
- One (1) year experience in the care, maintenance, and repair of large, commercial, or public swimming pools and associated equipment and facilities.
Skills, Knowledge, and Abilities:
- Ability to perform maintenance duties, such as plumbing, electrical, construction, appliance repairs, painting and pool maintenance
- Ability to multi-task and handle all maintenance issues
- Must have a good working knowledge of Microsoft Office Suite products
- Consistently neat in appearance with proper uniform as required by the company
- Possess exceptional communication and leadership skills
- Flexible schedule, ability to work evening, weekends, holidays and to cover On-Call shifts
