Purpose:

The Multi-Site Maintenance Manager is to plan, prioritize, train, supervise, and review the work of staff responsible for performing maintenance services inclusive of the full range of custodial duties related to the exterior care, maintenance, and cleaning of buildings and facilities as well as waterpark maintenance. A primary role is to supervise and perform maintenance and repair work on swimming pool facilities, and related mechanical equipment, including electrical, pump and filtration, and plumbing systems. Additionally, supervise the maintenance of chemical balances and the related chemical testing and injection systems. Must be familiar with all aspects of the property systems, including electrical and plumbing. Must follow Capital Vacations’ SOP concerning licensing and service agreements. Must be able to coordinate work with outside vendors to have the least impact on the guest experience.

Principal Duties and Responsibilities

  • Supervise and maintain the upkeep of the property
  • The main source of contact for inspection agencies including Fire Safety, Water Safety, and Employee Safety
  • Maintain an organized work area
  • Must participate in the weekend MOD program.
  • Complete monthly inventories and set par levels with the Resort Manager’s approval.
  • Supervise and perform maintenance and repair work on swimming pool facilities, and related mechanical equipment, including electrical, pump and filtration, and plumbing systems
  • Supervise maintenance of chemical balances and the related chemical testing and injection systems
  • Supervise and assign the work of maintenance employees
  • Inspect work for completeness
  • Provide direction and assignments to employees and maintain property management data
  • Determine material, equipment, and supplies necessary to complete tasks
  • Order all supplies promptly to complete projects
  • Assign all painting, electrical and plumbing issues, waste management and landscaping duties to employees to do with all units
  • Perform a variety of skilled work in the maintenance, repair, and upkeep of resort buildings and units, including carpentry, plumbing, filter maintenance, and light fixture maintenance
  • Perform general repairs as needed such as painting, patching walls, security hardware, and landscaping
  • Maintain swimming pool during the summer season
  • Coordinate or install, inspect, repair and maintain the electrical, plumbing, mechanical and other related systems Coordinate or inspect, operate and maintain the heating, cooling and ventilation systems
  • Coordinate and inspect major contract work on the electrical, plumbing, mechanical and other related systems
  • Perform all other duties as assigned

Education, Essential Training/Certifications, and Experience:

  • Associate’s or bachelor’s degree in facilities/property management
  • Experience in a manager-level resort maintenance role
  • One (3) to two (5) years of experience in building and facilities maintenance
  • Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO) certification
  • HVAC certification
  • OSHA certification
  • Hazardous material handling training within six (6) months of hire date
  • One (1) year experience in the care, maintenance, and repair of large, commercial, or public swimming pools and associated equipment and facilities

Skills, Knowledge, and Abilities:

  • Ability to perform maintenance duties such as plumbing, electrical, construction, appliance repairs, painting and pool maintenance
  • Be able to multi-task and handle all maintenance issues
  • Must have a good working knowledge of Microsoft Office Suite Products
  • Always be neat in appearance with proper uniform required by the company
  • Possess exceptional communication and leadership skills
  • Flexible schedule, ability to work evening, weekends, holidays and to cover On-Call shifts
